Somerville home sales range from $622,000 to $1.61 million as trust transfers make up a third of August deeds
Somerville recorded 16 property transfers between Aug. 14 and Sept. 12, with nine sales listing a price ranging from $622,000 to $1,610,000 and a median of $1,150,000. The top sale was 326 Lowell St. Unit C at $1,610,000, followed by two $1.5 million sales on Albion Street and Olive Avenue. Albion Street had two recorded sales. Five of the seven unpriced transfers involved matching family names on both sides of the deed, consistent with trust transfers rather than open-market sales. Seven of the 16 transfers involved condominium units. The data shows steady but unremarkable volume for the period, with no basis in the records to characterize the market as favoring buyers or sellers.
