Somerville's June Median Tops $1 Million as Upper-Tier Sales Dominate Early Month

SOMERVILLE -- Somerville's residential market opened June with a median sale price of $1,030,000 across 13 transactions with disclosed prices, as the city recorded 17 total deed transfers in the first 14 days of the month.

  • Seventeen deeds were recorded between June 1 and June 14, with 13 of those carrying disclosed sale prices. Those 13 transactions ranged from $606,000 to $1,400,000, with a median of $1,030,000. Nine of the 13 priced sales — just over two-thirds — came in above the $1 million mark, indicating strong price concentration in the upper tier. Four transfers carried no disclosed consideration, including what appear to be trust-related conveyances.

  • The highest-priced transaction of the period was 128 Powder House Blvd., which sold June 2 for $1,400,000. The Nichols Realty Trust conveyed the property to Chris J. and Victoria Macrokanis. Second on the list, 96 Willow Ave. changed hands June 1 for $1,295,000; sellers Caron Lavallie Guigli and Michael S. Guigli conveyed the property to William Kuhlman. Third was 13 Arlington St. Unit A, which sold June 2 for $1,215,000, with Jenny Hua Chen and Jim Lin selling to Nicole and Daniel Kubler. Rounding out the top sales, 42 Oak St. fetched $1,125,000 on June 1, conveyed by Emily A. Ingardia and Finbarr Sheehan to James Creswell Simpson, and 96 Glen St. sold the same day for $1,100,000, with Jianhong Pei and Shangtao Liu selling to Matthew Arthur Puentes and Katherine Rising Reinke Puentes.

  • Lowell Street produced two condo sales: 10 Lowell St. Unit 2 at $1,054,000 and 168 Lowell St. Unit 1 at price not disclosed, making it the only street with multiple recorded transactions. Single-family and condo sales above $1 million were spread across Central Street, Princeton Street, Arlington Street, Willow Avenue, Oak Street, Glen Street, and Powder House Boulevard, reflecting broad geographic distribution across the city. The two transactions below $750,000 — 355 Highland Ave. Unit 1 at $694,000 and 0 Norwood Ave. at $606,000 — were the only sales in that tier; notably, the Norwood Avenue parcel was acquired by an LLC, Zero Norwood Avenue LLC. Governor Winthrop Road's Unit 5D at 115 Governor Winthrop Rd. landed in the middle tier at $750,000, the sole sale in the $750,000–$879,000 range.
