Somerville Median Home Sale Price Reaches $1.05 Million in Late June

SOMERVILLE -- A single-family home on Loring Street sold for $2,241,000 in late June, the highest price among 18 property transfers recorded in Somerville over the past month, according to South Middlesex Registry of Deeds records.

MARKET OVERVIEW The registry recorded 18 property transfers in Somerville between June 19 and July 18, of which 13 included a disclosed sale price. Among those 13, prices ranged from $365,000 to $2,241,000, with a median sale price of $1,050,000. The 18 recorded transfers span a four-week period; this dataset does not include prior-month figures, so no comparison to activity levels in other periods can be made.

TOP SALES The month's highest-priced sale was 15 Loring St, which sold for $2,241,000 on June 22. Seller Stephanie Kann Tobor transferred the property to buyers Clare Kiesel and Jake Fochetta. At 397 Somerville Ave, a property sold for $1,680,000 on June 23; the Caterino Family Trust, with Marie A. Varrichione as trustee, sold to Somerville Ave LLC. A condominium at 88 Line St, Unit 88, sold for $1,670,000 on June 24; the estate of Michael Boudin and Chesa Boudin sold the unit to Katherine L. Bilski and Corey M. Bilski. At 45 Francesca Ave, Alfred E. Soccorso and Darlene M. Sousa sold to Kyle Serniak and Taylor Southworth for $1,600,000 on June 22. A condominium at 30 Concord Ave, Unit 2, sold for $1,350,000 on June 22; sellers Isaac Bleicher and Victoria Fitz transferred the unit to Shelton and Brittany Cochran.

NEIGHBORHOOD BREAKDOWN Somerville Avenue was the only street with more than one recorded sale in the dataset: a property at 397 Somerville Ave sold for $1,680,000, while a condominium unit at 373 Somerville Ave, Unit D, sold for $559,000. By price tier among the 13 disclosed sales, two sold under $500,000 (76 Franklin St at $464,000 and a condominium at 46 Highland Ave, Unit 3B, at $365,000); four sold between $500,000 and $1 million (12 Morrison Ave Unit 1, 60 Derby St Unit 2, 80 Webster Ave Unit 1D, and 373 Somerville Ave Unit D); and seven sold above $1 million, led by the Loring Street sale. The remaining five transfers had no disclosed price.

MARKET NOTES Of the 18 recorded transfers, nine involved condominium units and nine involved properties without a unit designation. All five transfers with no disclosed sale price involved a grantor and grantee sharing the same family name or an individual transferring to a trust in their own name, consistent with intra-family or estate-planning transfers rather than arm's-length sales: a Carreiro-to-Carreiro-trust transfer, a Vieira-to-Vieira transfer, an Amor-to-Amor-trust transfer, a Bransfield-to-Bransfield transfer, and a Rosedale-to-Rosedale-trust transfer. Deed records do not indicate the reason for these transfers. Three purchases in the disclosed-price group were made by limited liability companies -- Somerville Ave LLC, Rush LLC, and Franklin LB LLC -- including the $1,680,000 Somerville Avenue sale and a $1,050,000 sale at 11 Rush St, where the Menichelli Nominee Trust, with Foster Guido Menichelli as trustee, sold to Rush LLC.
