Somerville Median Hits $1.11 Million With Six of Nine Disclosed Sales Above $1M

SOMERVILLE -- A Virginia Street property led 18 recorded deed transactions in Somerville between June 12 and July 11, 2026, recording the period's highest sale at $1,925,000 while six of nine transactions with disclosed prices exceeded $1 million.

MARKET OVERVIEW Eighteen deeds were recorded in Somerville during the period, of which nine carried disclosed sale prices. Among those nine, prices ranged from $735,000 to $1,925,000, yielding a median of $1,110,000. Six of the nine disclosed transactions exceeded $1 million, representing a majority of the period's arm's-length activity. The remaining nine transfers carried no disclosed consideration; several are identifiable from deed language as revocable trust formations, estate transfers, and intra-family conveyances rather than open-market sales. Nine disclosed sales over approximately four weeks reflects a moderate level of recorded activity for the city.

TOP SALES The highest recorded transaction of the period was 26 Virginia St., which sold June 15 for $1,925,000. Virginia LLC conveyed the property to David Salim and Stephanie Lynne Clark.

A condominium at 125 Lowell St., Unit 302, sold June 15 for $1,399,000. Lowell Street LLC transferred the unit to Ke Xu.

At 16 Hamlet St., Unit 16, Hamlet Street Somerville LLC sold a condominium to Dominick F. Bovalino on June 12 for $1,350,000.

The property at 68 Concord Ave., Unit 1, sold June 15 for $1,250,000. Steven Barry Crowe and Le Luo conveyed the unit to David Martinez and Cassandra M. Martinez.

At 1188 Broadway, Unit 403, Lorena Pantano Rubino and Judit Flo Gaya transferred the property to Kunjal Patel on June 15 for $1,110,000.

NEIGHBORHOOD BREAKDOWN Lowell Street produced the period's most concentrated open-market activity, with Lowell Street LLC recording two sales in the same building: Unit 302 at $1,399,000 on June 15 and Unit 102 at $915,000 on June 12. Summer Street recorded two transfers at consecutive addresses — 14 and 16 Summer St. — both conveyed by Mary T. Burgess to the Mary T.
