Somerville Planning Board clears 1 McGrath Highway hotel on unanimous votes, presses new White Street apartment project to add family-sized units. The board approved three motions — a major site plan amendment and two use special permits — for the Summerbridge Hotel LLC project at 1 McGrath Highway, a proposal Attorney Adam Dash said has been in the works since 2017 and has now been approved by Somerville four times. A key condition caps the hotel's payment-in-lieu for Grand Junction Path ramp design at $105,038.88, consistent with the $2.36-per-square-foot rate in the city's existing development covenant.

The board also voted unanimously to recommend that the City Council's Land Use Committee adopt a homeless shelter zoning amendment, with two considerations: that shelters require a special permit rather than be allowed as of right, and that a proposed ground-floor restriction be reconsidered. A 29-unit passive house proposal at 32-40 White Street by Kinvara Capital was continued to August 6 after Chair Michael A. Capuano told the applicants — minutes after the board spent 45 minutes on Somerville's documented shortage of three-bedroom units — that returning without a three-bedroom option "is not an auspicious beginning."
