Planning Board · Meeting of August 6, 2026
Somerville Planning Board continued a special permit hearing for a 29-unit project at 32-40 White Street to August 20. Chair Michael A. Capuano told developer representative Ryan Whittig the board lacked the votes to approve the project as proposed, after Whittig said merging two one-bedroom units into a three-bedroom unit would cost the project $350,000 to $400,000 in value.
Vice Chair Amelia Aboff pushed back, citing the MR4 zoning district's stated intent to favor "dwelling unit types, sizes and bedroom counts ideal for larger households." The board separately voted unanimously, 4-0, to adopt an amended Arts and Innovation District Urban Design Framework presented by Urban Design Commission representative Sarah Lewis, and approved a staff-recommended facade design for a previously approved project at 32 Webster Avenue. The White Street project includes five affordable units and three Tier 2 accessible units.
