Somerville Housing Trust Reports 106 Affordable Units Under New 55 Percent CPA Allocation

Somerville's Community Preservation Committee received a full-year housing trust report showing a $3.8 million CPA transfer and 106 affordable units supported in FY26. Housing Programs Coordinator Shaniqua Roper and Director of Housing Lisa Ann Davidson presented the Affordable Housing Trust's FY26 annual report at the June 24 meeting, noting that FY26 was the first year the city's 55 percent CPA housing allocation was in effect — more than doubling the prior year's $1.47 million transfer. Commitments of $3.73 million supported development and preservation, while $1.66 million backed stabilization programs serving 52 households.

Committee member Michael McNally flagged the shift in public testimony at Planning Board hearings: "Recently, it's been a lot more about, like, hey, I just can't afford to live here anymore." Davidson cautioned that projects now in the pipeline — including a 50-unit development at the former Patsy Bakery site at 176-184 Broadway — are generating asks in the millions, not hundreds of thousands: "They're now becoming millions of dollars in order to close the gap." The trust committed $6 million to Clarendon Hill Phase 2 and is tracking several additional projects at 24 Webster Avenue, 297 Medford Street, and 29 Cross Street East.
