Somerville's Zoning Board of Appeals approved four cases and advanced Clarendon Hill's 40B phase two plans at its August 5 meeting. Acting Chair Anne Brockelman led a four-member board that voted 4-0 to deem a package of Clarendon Hill revisions, including an 11-unit townhouse row and a relocated transformer, "insubstantial" under the project's 40B permit, based on a July 30, 2026 staff memo. The board also approved a special permit letting 88 Winslow Avenue owners Theodore Landman and Elizabeth Keller convert a pitched roof to flat for 104 additional square feet, over board member Olivia Mobeid's objection that the change was "not insubstantial" given the building's prominence.
Hardship variances were granted 4-0 for a half-story roofline at 2 Carver Street, where architect Michael Chaucer said the design took "seven years," and for mechanical equipment setbacks at 74 Moreland Street, tied to a forged certificate of occupancy now in litigation. Two cases, at 22 Park Avenue and 17 Monmouth Street, were continued to August 19.
