Somerville Redevelopment Authority receives dueling development bids for 90 Washington Street in Union Square. Economic Development Planner Ben Demers presented technical reviews of two competing proposals: Wood Partners, proposing a single seven-story building with 324 units and a 398-space parking structure, and North River Lync, proposing three buildings of six to 16 stories with 426 units and underground parking. Both teams propose 20 percent income-restricted units.
Authority members and city staff raised pointed concerns about North River Lync's plan to concentrate all affordable units in one building financed through Low Income Housing Tax Credits, which could conflict with Somerville's inclusionary zoning policy and draw finite LIHTC resources away from other projects. The Civic Advisory Committee strongly preferred the North River Lync proposal on technical grounds. Both proposals advance into a best-and-final offer period running through June, with a City Council review session scheduled for the following Monday.
