Somerville's Land Use Committee and Planning Board heard five zoning amendments Thursday but took no votes, leaving the most contested item, a plan to align backyard cottage sizes with state ADU law, open for comment through October 30. Senior Planner Courtney Sina said the amendment would raise the maximum gross floor area for backyard cottages to 1,750 square feet and tie their height to the principal building, changes she said are required to comply with state law 760 CMR 71. Chair Ewan Campin said "elements of this are being foisted on us by a recent state law," while resident Bill White countered that "state law doesn't require any of the stuff that they're proposing." More than fifteen residents testified, including renter Becca Wolfson, who said she was displaced from a School Street apartment in May after her landlord created a new ADU and raised rents more than 25 percent.
The committee also heard a correction to roughly a dozen parking-maximum typos from a 2024 ordinance, presented by Senior Transportation Planner Justin Schreiber, and a written statement from absent Planning Board Chair Mike Capuano citing city data showing registered vehicles fell by about 3,000 from 2022 to 2026 while parking stickers held near 33,000.
